Housing 2.0: The New Rental Paradigm

TFL Plans 2012 Growth

We at TFL Homes enter into 2012 with the intent and confidence to acquire and renovate more single family homes than we did in 2011. Our objective is to provide the best rental home properties and property management services that we can to our residents.

Recently I read a study published by Morgan Stanley Research titled, “Housing 2.0: The New Rental Paradigm”, which echoes the philosophy that we at TFL Homes have on the real estate market. We believe we are seeing a shift from homeownership being the American dream. We see a shift to another set of objectives and goals that is unique to each individual. No doubt there are many economic factors creating cause for this shift. The past’s advantages to homeownership such as appreciation and equity do not exist in our current economy and they don’t appear to be returning in the near future.

The report states that “more Americans are becoming home renters, and fewer Americans are becoming homeowners. The beginning of the rentership society is upon us. But all renters are not equal – of the roughly 40MM rental housing units in the country (representing roughly $6 trillion in asset value), about half are multi-family and half are single-family. “

TFL specializes in a market niche of providing high quality, renovated homes to families in areas boasting excellent public schools. We intend to grow our place in this niche as we see the demand for our rental properties increase.

At TFL we see Morgan Stanley’s report as advice to continue purchasing, renovating, and renting single family homes. Get ready to see TFL’s expansive 2012 supply of beautifully appointed rental properties.

The Morgan Stanley report is dated Oct. 27, 2011 and is titled: “Housing 2.0: The New Rental Paradigm.”  If you don't have a copy of the report, you can click on the video above to link to a CNBC interview with Oliver Chang discussing it. (30 second commercial before the interview comes on).
