Rental Application

Our Homes:

All of our homes are supplied with a refrigerator, dishwasher, garbage disposal, oven, microwave, smoke detectors, fire extinguishers, and automatic garaged door openers. A washing machine and dryer are available upon request for an additional monthly rental fee.

 

Seasonal Maintenance:

TFL Homes services the HVAC systems two times per year. We also provide seasonal pest control and clean gutters in the fall. TFL will also remove any dead trees or shrubs.

 

Yard Maintenance:

The resident is required to maintain the landscaping by preventing excessive growth of weeks, keeping grass cut, blowing and removing leaves and other yard debris. We can provide yard maintenance for an additional monthly fee.

 

Pets:

TFL Homes will consider pets on a limited basis. There is a $250 non-refundable pet fee per pet. We do not allow more than 2 dogs or more than a total of 3 pets. TFL Homes may restrict certain dog breeds. We require all pets to be house broken, obedient, and socialized.

 

Occupancy:

The maximum occupancy is 2 persons per bedroom per household.  We require the name of each occupant. You must be over the age of 25 to fill out an application.

 

Vehicles:

The maximum number of vehicles is one per bedroom. Parking boats, RV’s, oversized trucks, trailers, etc. is restricted. We do not permit parking on the street. We do not permit parking on the yard. You must park your vehicles on the provided paved driveway or in the garage.

 

No Smoking:

Smoking is not permitted on our properties. There is no smoking allowed in the home including all finished and unfinished areas, garages, and basements. There is no smoking allowed on the exterior of the home including garages, porches, decks, driveways, and yards. Our homes are 100% smoke-free zones.

 

Leases:

  • TFL Homes leases are 12 months or longer.
  • We may consider a shorter term lease for a premium monthly fee on some properties.
  • We do not offer month-to-month leases.
  • Lease expirations must occur on the last day of the month.
  • We do not end leases in July, August, September, October, November, December, or January.
  • We do not allow early lease termination.
  • The required security deposit is $2000.
  • The security deposit, pet deposits, and first months rent are due at lease signing.

 

Multiple Year Leases:

We do offer multiple year leases. We increase rent by 5% each year. We will not lock in the same rent amount for multiple years. Each year of the lease will have a rent increase.

 

Rent Payments:

Rent is due on the 1st of the month and late after the 5th. We charge a $100 late fee. If rent and late fee are not paid by the 15th, TFL will file a dispossessory action and the tenant will owe an additional $1000 for the filing and a $250 administration fee.

 

Applicant:

Applicant must be 25 years of age and must provide a U.S. issued social security number, U.S. issued work visa or U.S. issued temporary residence verification. TFL Homes requires application to be filled out for credit check, criminal background check, and eviction report. All results must be found satisfactory before signing a lease. Application becomes property of TFL Homes. All report are property of TFL Homes.  The application must be filled out through our website.

 

Application Fee:

There is a $35 non-refundable application fee for each applicant due when application is submitted.

 

Lease Guarantor:

If the lease guarantor is not using the home as their primary residence, then the last 3 months of rent must be paid at the lease signing.

 

Credit History:

Our 3rd party credit reporting agency evaluates credit and rental history to forecast performance. If an unsatisfactory result is found, then either the last 3 months of rent will be required at lease signing or a denial may be issued. We do not accept applicant supplied reports or reports supplied by any other parties.

 

Proof of Income:

Applicant must provide a copy of payment stubs for the last 3 months, copy of bank statements for last 3 months, and a copy of a W2 from the prior year.  Any other sources of income must be verified as well.

 

Eviction Report:

We will procure an eviction report through our 3rd party reporting agency to help forecast rent payment performance.

 

Background Report:

We will obtain a criminal background investigation through our 3rd party reporting agency which will search public records for felonies and misdemeanors. If any are found, we will evaluate the record to determine if the applicant will be accepted.

 

Communication:

Please provide an email addresses and phone number for communications with the TFL property managers.

 

Lease Signing:

Once your application is approved we can schedule to review and sign your lease. We conduct our lease signings at our office. Our representative will review each item in the lease as well as maintenance policies and procedures with you. We can also arrange leases to be done through the mail or online.

 

Move-In:

Move-in will be scheduled for as early at 9:00AM on the start date of your lease. We will meet you for your move-in when you will receive your keys. You will not have access to your new home prior to your move-in day at 9:00AM.

 

Repairs:

It is likely that the TFL property you are moving into was recently updated and renovated. It is not unusual that there be items requiring attention in a newly renovated home.  Please use the maintenance request form on our website to submit a request for repairs and maintenance.

 

Do Not Call a Contractor:

TFL Homes does not authorize you to call a contractor or have any work or maintenance done on the home you are renting besides minor maintenance and yard work. If you do hire a contractor, you will be responsible for the cost regardless of the situation. You will not be compensated in any way by TFL Homes. You must follow the maintenance procedures set forth in this document.

 

Emergency Maintenance:

An issue that constitutes an emergency is one that threatens life, health, or property. If an emergency situation exists, please call 9-1-1 immediately and then report to us once the situation is under control.   Some examples of emergencies include fire, flood, gas leaks, lightening strikes, fallen tree, storm damage, etc. Please use the maintenance request form on our website to submit a report.

 

Major Maintenance:

HVAC: When your system is out, submit your maintenance request using the form on our website.

Plumbing Leak: If you have water leaking or pouring out, please turn off the water at the main water cut-off or at the street. Then submit the maintenance form on our website. 

Roof Leak: If you have a roof leak during the rain, please try to catch the water in a bucket or trash can as best you can. Clean up any standing water. Remember that electricity and water cause a dangerous situation. Then submit your maintenance request using the form on our website.

 

Routine Maintenance:

Routine maintenance includes items such as leaky faucets, appliance issues, water heating problems, electrical issues, door fit issues, broken window, garbage disposal repairs, broken fences, broken doors, broken garage door opener systems, pest-insect-rodent issues, or any other fit/finish issues, etc. Submit your maintenance request using the form on our website.

 

Scheduling Maintenance:

We will schedule your maintenance call with our maintenance crews, service providers, and vendors. In some cases we will email you and set up a time window. In other cases, the vendor will call you directly to coordinate an appointment. We will do our best so schedule maintenance requests for emergency maintenance issues and major maintenance the next business day after receiving your online maintenance form. Routine maintenance items will be scheduled within a week of receiving the request.  Always submit your maintenance request using the form on our website.

 

Minor Maintenance:

The Resident is required to handle all minor maintenance under $150 including replacing light bulbs, unclogging drains, unclogging toilets, tightening loose screws, etc.

 

Landscape:

The resident is required to maintain the landscaping by preventing excessive growth of weeds, keeping grass cut, blowing and removing branches and leaves, removing yard debris, and maintaining ground cover such as pine straw and mulch.

 

Resident Damage or Abuse:

If it is determined that the cause of the issue is due to abuse or misuse, it will be charged to the resident.

 

You will not be compensated:

TFL homes will not compensate a tenant in any way for any inconvenience incurred by any type of damage, emergency, maintenance, or repair. TFL Homes will also not bear any responsibility for damage to tenants property as a result of flooding, fire, leaks, etc.

 

Renters Insurance:

It is important for the tenant to have a renter’s insurance policy to cover contents in case of loss due to any issue. TFL Homes will not cover the cost of any lost items.

 

Submitting Maintenance Requests:

Please submit your maintenance requests using the online form. Do not send an email. We have a process that starts with the online maintenance request form. If one of us receives an email on the issue, it will delay processing the request as we pull your request out of the Q to match the email into our maintenance  log.
